There are always a number of questions when deciding if a loft conversion is right for you. We have put together a list of common questions we get asked and some questions that dont get asked but are useful to know.
Does my loft have sufficient headroom for a conversions?
The first thing our architects will check is if there is sufficient room in your attic for you to begin any construction work that will be usable. If your space doesn’t exceed a minimum of around 2.2m, it may not be possible. However, this is something we can discuss at our initial consultation. Is planning permission required? The Planning Permission required is very dependent on the type of conversion you get. Through our years of experience, the below list contains the things we see on a regular basis that require planning permission:
Does my conversion comply with current Building Regulations? All the work we do is carefully managed under the current Building Regulations. We have strong links with the Local Authority and have submitted many plans and concluded all of our jobs with a Certification of Completion. This means that the Building Inspector is happy that the conversion has been completed to a standard that is compliant with current Buildings Regulations. It is vitally important to get this Certification as this is evidence that work that has been completed is up to scratch. How much will it cost? The type of conversion you require will heavily dictate the price in which you need to pay. A typical starting price for a dormer would be around £20,000, however, there are many factors that would see this value increase. This will also vary on the type you have. Nationwide have conducted a study recently that suggests the average loft conversion will add 20% to the value of your property. So if your property is valued at £300,000, this could increase the price to £360,000! How long will it take to construct? This depends on a number of factors, such as the type and the size of your attic. Dormer and hip to gable conversions typically take 5-7 weeks, whilst Mansards can take 10 weeks or longer. What you must also factor in is weather. If it is very windy or wet we will not be able to do any work on the site, which may extend the expected completion times. |
